Log railings.
There are a lot of things that can change the price of a log home or cabin. Our basic log cabin shells always include the following (unless otherwise agreed).
1) Hand peeled log walls. Large diameter logs (averaging about 20 or more inches diameter on the butt ends!).
2) Hand peeled log floor joists for 2nd floor.
3) Hand peeled support posts and ridgepole for the roof.
4) Free delivery to your property within 200 miles of North Branch, MN. We will deliver anywhere you want, but we have to charge for shipping outside of our area.
5) Set up of all log components on your foundation using LACC crew and equipment.
6) Cut out all electrical outlets and drill for your electrical wiring.
7) Installing all needed screw jacks.
8) Cut out all windows and doors to your specs.
9) Cut any flooring and wall grooves that are needed.
10) Build and install a log staircase.
11) Build and install rustic log railings on the inside of the home  for staircase and loft area.
12) A custom made log mantle for your fireplace.
This is the basic package whether you choose a fully scribed style or a chinked style log home. On a suare foot basis, the basic package runs between $50 to $80 per square foot.We can do complete dry in packages for you. You save some money if you can do some or all of the dry in yourself, (even if you have to beg your relatives to help you). Some folks don't have the time or energy to do that though. Our dry in package would include your roof, roof insulation, framed gable walls (or log gable walls), gable wall insulation, 3/4 inch tongue and groove pine on the ceiling, and the installation of your windows and doors. The dry in package usually runs between $80 to $120 per square foot. We can also do a "turn key" home for you. That would mean you basically move yourself in and everything is all done for you. This package usually costs between $210 to $250 per suare foot. This is per square foot of actual floor space for the main floor and the loft. Any added garages, decks or finished basement space will be less, but should not be overlooked when budgeting for your project.

To give you an idea of how the prices work, here are a couple of examples: Log fully scribed walls about 30' by 40' in size (1200 sq. ft on the main floor), 3/4 loft (900 sq ft.), log posts and ridgepole, log staircase, and all the cutting and tranportation provided in the basic package is about $65 per square foot or about $136,500. The same package in the chinked style, with us chinking it for you,  would be at about the $50 point and would cost about $105,000. If you put a finished basement under it, that would come to about 3300 square feet of living space. This is a nice large home for most families. Of course smaller cabins cost less and larger homes cost more. For a points list of things I need to know to give you an accurate price, see my "contact" page. These are not milled kits, they are the real deal hand peeled large diameter logs, (unless you request smaller diameter logs). When you shop around, which I highly encourage you to do, you will find that our prices are unbeatable for the high quality product you will get. When you compare prices, make sure to ask about shipping, about your staircase, and make absolutely sure to ask if their price includes reconstructing the shell on your site. Erecting a log home is not for the inexperienced, and is extremely difficult if you do not have access to heavy lifting equipment. Many companies try to trick you into thinking they have a better deal for you, but they don't include these crucial things, which can get VERY expensive. These companies know you probably will end up hiring them to reconstuct the shell for you. Make sure to keep in mind all of the things we include with our homes with  what other companies do not include (log stairs, railings. delivery, set-up, larger logs, log mantle, etc.). We deal one on one and face to face with our customers during the entire process of construction. I have put kits together for people who bought from someone thousands of miles away (and wished they had not). They were lucky if they could get someone on the phone to answer questions! Don't just compare price, compare value.
